THE HOUSE

A century-old stone house, where I was born and lived for a dozen years with my parents, grandparents and brother. Built in the 1920s by my grandfather, on a cliff overlooking the river Tarn.
Renovated about ten years ago, it's a pleasant, easy-to-live-in house for 10-15 people (sleeping capacity 15).
Comprising a large living room with a large fireplace, a fully-equipped kitchen and an adjoining "living room" (available from May to October and partly used to store summer equipment out of season). Laundry and utility room in the basement. Free fibre optics, wifi and fixed-line telephony.
                3 large bedrooms and a 9-persons dormitory, 4 bathrooms and 5 toilets (one WC on the ground floor). Although the house is wheelchair-accessible, it is not suitable for weekly stays by disabled guests.
                 2 terraces, one of which is very large and quiet (with xxl barbecue) with a beautiful view over the river. Choice of shade (1 large lime tree) or sun... A "landing stage" (accessible by a beautiful, winding private path with a hundred or so steps), also used for swimming (unsupervised!!!), with 4 kayaks and 1 canoe... and the possibility of mooring your own boat. Petanque court, car parks (7 or 8, 1 of which is secure, the others in the immediate vicinity). Outdoor shower on the terrace. Garden furniture, sun loungers, parasols.


Isolated house on the edge of the village, peace and quiet assured, despite the traffic on this junction with the departmental road (this is not the ring road!)...

EQUIPMENT

The equipment is complete and functional, making for a pleasant holiday.
(There are no shops in the village, but there is a campsite, a restaurant and a museum. For supplies, the little town (Réquista 12170) is 5 km away, with all shops, supermarkets, pharmacy, health-center, bars, restaurants, etc.).

Laundry room in the basement :
1 large fridge-freezer, cheese cellar, 2 washing machines, general electrical panel, water heater, distribution systems for mains and spring water, and central heating. The other rooms in the basement are not available to holidaymakers and are used as private storage areas.

Ground floor:
Fully-equipped kitchen with all the necessary equipment, and also superfluous! 6-burner hobs, oven, microwave, large fridge-freezer, dishwasher, ample storage space and work surfaces.
Spacious, functional lounge/living room, equipped with practical but not luxurious features, including a beautiful, voluminous storage cupboard, 2 antique tables that can seat 12 to 15 people (and more!!!), a two-zone seating area, 2 coffee tables, a 2dining tables.

Large-screen TV, full audio equipment and DVD player. Fiber optics and landline telephony available.
High chair for children, cot and playpen for babies and toddlers...


The second  "living room" has a mini-bar with fridge-freezer and glass-washer, connected "smart TV", mini-library, sink with hot and cold water (the use of washing-up liquid - or other products - is prohibited as there is no drain), several tables reserved for reading, music, games and above all "night meetings" which disturb the sleepers when they take place in the living room! (The mezzanine is used as a private storage area...)
A few card games (tarot, belote, rummy, poker, etc.) are available, as well as chess, various board games, etc. For the off-season, an "umbrella" heater is available.


First floor :
3 bedrooms and 3 bathrooms. The bedrooms, one of which has a 160 x 200 cm bed and two 140 x 190 cm beds (one of which also has a 90 x 190 single bed), are all equipped with an antique wardrobe and chest of drawers, bedside tables and lamps, and a sufficient number of electrical sockets (no TV in the bedrooms). The bathrooms are one shared, the second either private or shared, the third private (you have to cross the room to get to it). Only the shared bathroom has a bath (with shower), the other two have walk-in showers (Italian). i

The Dormitory is available and priced by youn people. 3  beds in 140 x 190 and 3 in 90 x 190. Small bathroom  with shower, lavabo and WC. This dormitory can be “opened” or divided into 2, 3 or 4 box(es) with a fully-preserved ride-along set that is “acceptable”.
